Unified appraisal norms of land estates and dwelling houses elaborated in Sochi
The National Council on Appraisal Activities (NCAA) has drafted Methodical Guidelines on appraising the property alienated for Olympic needs. The earlier different interpretations of appraisal rules and norms as regards land plots and dwelling houses in Sochi have been harmonised.
"Together with the authorities of the Krasnodar Territory, we ordered the appraisal three times," said Victor Pryadein, Vice-President of the State Corporation (SC) "Olympstroy". "We understood that appraisers have no uniform approaches. Two adjacent land plots, the neighbours, are appraised differently."
Now, we have a complete map Sochi, defining pricing zones by all parameters.
Another innovation related to the complex amendment of the normative base in the sphere of Olympic resettlement provides additional guarantees to citizens. When getting property in exchange for the alienated one under the principle "meter for meter" resettlers will have to pay nothing extra.
Besides, changes in legislation exempt the citizens, whose properties are alienated for Olympic construction, from paying taxes at repayment, and also allow having the granted land plots in their ownership, not in rent.
